Meet the region

Lefokastro located in the western part of the mountain of Pelion in a coastal area that lays 33 km south of Volos and 7 km west of Argalasti.

It is a picturesque fishing village with 73 inhabitants in an area of outstanding natural beauty with interesting geology and intense vegetation. The building development is mild, with a building stock that incorporates elements of local architecture, both old and newer structures. These developments are both within the project area (pre-existing settlement of'1923) and in un zoned areas.

Property Profile

The private land for sale, total 54.000 sqm expandable to 76.000 sqm.

The area is unzoned and is located south of the village of Lefokastro and is accessible through rural road. It has a section in the beach for private access.

Bears slopes with N-NW direction in the order of 30%. The shape is indeterminate, but with good aspect ratios and are not matters of difficulty building the legal registered and required dimensions.

Based on the characteristics of the area and the particularities of the property we value that it can be utilized for all uses including tourist development.

For this property there is an architectural design for a 5 star hotel complex, which is included in the sale option. Planning Framework

he property is located in unzoned area and therefore falls under the unzoned general plan of building regulations (PD 24/31.5.1985 (GG-270 D)) the anticipated amending provisions. Especially regarding the proposed use the provisions in force are earlier Decree (Presidential Decree 6 / October 17, 1978 (OG-538 D) - Article 8), as amended by Article 1 of Decree 20/28-1-88, GG-61 D). Since 1980 Lefokastro has been declared a traditional settlement. There are further limitations and conditions of layout design, basically morphological character for operating within areas of existing municipalities or communities (PD 11.6/4.7.80 (GG-374 D)), as amended in 1997 partly with a new law (PD G.85185/97 (GG-383 D)).

Legal framework
The entire for sale area consists of two properties, each of which is buildable. Both properties have a forestry section which may be placed under private forest land. Detailed information on the current status of these departments are listed below:

The rate of aid for the region of Magnesia is between 30% and 40%, with the possibility of tax relief for a time horizon of 10 years.


Demographic Data

It belongs to the Municipality of South Pelion, Magnesia regional unity of Thessaly, as revealed in the last administrative division (Calibrates). According to the 2001 census was 73 residents. The local economy is mainly rural and minor tourist. The tertiary sector however has experienced significant growth in the last 20 years.

The population of the region represents 7.1% of the territory, while the extent of 10.7% of the territory. The urban population accounts for 44% of the total population (1991) and is increasing compared to 1981. The rural population accounts for 40% of the total and falling, while the semi-urban population gradually increases and reaches 16% of the total. The region produces 6.6% of total Gross Domestic Product. In the primary sector produced 35.5% to 22.4% in secondary and tertiary sectors in 43.1% of regional Gross Domestic Product. Over time, there is some tendency of the regional economy to shift towards the tertiary sector, as increasing the participation of this sector in the total regional GDP and a small decline in primary and secondary sectors.
